Airbnb Pro Host Summit 2025: CapeHolidays recognised as a Top 3 Pro Host (under 100 listings) for Quality in South Africa.
We are honoured โ€” and proud โ€” that CapeHolidays was celebrated among the best professional hosts in the country. This recognition reflects your homes, our hospitality standards, and the guest experiences we co-create.

Below is what we learned about traveller behaviour, pricing, quality, and what guests expect in 2026 and beyond.

โญ 1. A New Type of Traveller Is Dominating: Gen Z Guests

The summit confirmed what weโ€™ve been seeing in our own bookings:
Gen Z is now the fastest-growing segment of Airbnb travellers.

What Gen Z wants:

  • Instagrammable spaces โ€” places that make them say โ€œWOW!โ€
  • A perceived deal โ€” even if prices are high, they want to feel theyโ€™re getting value
  • Shareability โ€” beautiful spaces, moments worth posting
  • Instant communication โ€” slow replies feel like โ€œthey donโ€™t careโ€
  • Simplicity & ease โ€” friction-free digital check-in
  • A story โ€” they want places with identity and personality

This aligns with Airbnbโ€™s direction globally: high-quality, high-design homes outperform.

โญ 2. Hospitality Is No Longer About Beds โ€” Itโ€™s About Memory & Emotion

From the Beyond the Stay keynote:

โ€œHospitality isnโ€™t about accommodation. Itโ€™s about transformation.โ€
โ€œYouโ€™re not managing a property. You are curating a feeling.โ€

Guests today are:

  • More sensitive
  • More emotional
  • Less forgiving
  • More vocal
  • And extremely hygiene-aware

A dusty corner or slow WhatsApp reply can be interpreted as:

โ€œIf the small things are overlooked, what else is wrong?โ€

What they value most:

  • Fast communication
  • Cleanliness
  • Consistency
  • A sense of care
  • Smooth digital experience

This is exactly why CapeHolidays invests heavily in professional cleaning teams, checklists, and owner communication systems.

โญ 3. The 6 Senses of Hostingโ„ข โ€“ What Makes a Home โ€œHigh Qualityโ€

The Pro Host speakers introduced The 6 Senses of Hostingโ„ข:
(This closely matches what we already practise at CapeHolidays.)

  1. Sight โ€“ Order, lighting, and minimal clutter
  2. Sound โ€“ Privacy and quietness
  3. Smell โ€“ Freshness, a welcoming first scent
  4. Taste โ€“ Local touches (coffee/tea)
  5. Touch โ€“ Quality linen, textures, comfortable furniture
  6. Emotion โ€“ The sense that โ€œThey care about meโ€

โ€œIf you manage the senses โ€” you manage the memory.โ€

โญ 4. Professionalisation Is the New Competitive Advantage

โ€œThe Blue Ocean lies in professionalisation of hosting.โ€
โ€œFuture leaders are not property managersโ€ฆ they are experience orchestrators.โ€

Hotels have systems, training, leadership, checklists.
Most Airbnb hosts still donโ€™t โ€” and that is where Pro Hosts like CapeHolidays outperform casual hosts.

This is why:

  • We run training
  • We use operational checklists
  • We enforce quality standards
  • We invest in dynamic pricing
  • We prioritise guest communication

Owners who embrace professionalisation with us will see the best returns.

โญ 5. PriceLabs Market Insights: South Africa 2024โ€“2026

(Source: PriceLabs SA Market Data & Trends deck)

๐Ÿ“ˆ Occupancy Trends

  • SA occupancy grew 1% year over year (2025 vs 2024).
  • Pro Hosts averaged 5% lower occupancy than the general market โ€”
BUT created significantly higher ADR Average Daily Rate) and revenue.

This is expected because Pro Hosts:

  • Manage higher-quality listings
  • Price more accurately
  • Avoid discounting too aggressively
  • Protect owner returns

๐Ÿ“Š ADR (Average Daily Rate)

  • ADR in SA grew 4% YoY.
(Across all regions included in PriceLabsโ€™ SA dataset.)

๐Ÿ“… Booking Window

  • Guests are booking later than before.
  • Pro Hosts have a shorter booking window โ€” meaning:
    • Higher last-minute bookings
    • Need for flexible calendar rules
    • Need for strong pricing automation

๐Ÿ”ง Dynamic Pricing = Massive Advantages

PriceLabs showed that compared to static pricing:

  • High dynamic pricing = 31% to 40% higher occupancy
  • ADR = 24% to 25% higher
  • RevPAR = 140% to 167% higher

Dynamic pricing is no longer optional โ€” itโ€™s essential to maximise revenue.

CapeHolidays uses highly optimised Airbnb + PriceLabs dynamic pricing settings to balance:

  1. Profitability
  2. Seasonal shifts
  3. Market pacing
  4. Guest demand for โ€œvalue perceptionโ€

โญ 6. Cancellation Policies: Firm Is Common, but Not Effective

PriceLabs showed:

  • Firm cancellation policies are the most used in Cape Town
  • But they attract fewer bookings than Moderate or Flexible policies

We used strict 30 day cancellation and continue advising owners on optimal settings to balance:

  • Risk
  • Demand
  • Revenue
  • Loss protection

โญ 7. What Does All This Mean for CapeHolidays Owners?

โœ” Your property must WOW instantly

Gen Z wants design, mood, spaces worth sharing online.
Photos, lighting, simplicity, and Instagram-ready spots matter more than ever.

โœ” Basics matter more than big features

WiFi, cleanliness, shower pressure, communication โ€” these are revenue drivers now.

โœ” Pricing must feel like a deal, not cheap

We price dynamically to:

  • Maximise revenue
  • Avoid overpricing
  • Signal โ€œvalueโ€ to guests who compare endlessly

โœ” Professional hosts earn more

Because we:

  • Reply fast
  • Maintain high-quality standards
  • Train teams
  • Use checklists and systems
  • Adjust dynamically to the market
  • Manage guest emotions, not just logistics

โœ” Homes with strong identity outperform

A story, a theme, a signature look โ€” these translate into:

  • Higher ADR
  • Higher occupancy
  • More 5-star reviews

โญ 8. A Few Great Quotes, From Airbnb Pro Host Summit 2025, to Share With Owners

โ€œThe basics are not basic. The basics are the business.โ€

โ€œIf you wouldnโ€™t stay thereโ€ฆ why should they?โ€

โ€œHospitality isnโ€™t about heads in beds. Itโ€™s about hearts, minds, and memory.โ€

โ€œPro Hosts outperform casual hosts by 25โ€“50% revenue per available night.โ€

โ€œSmall things are not so small anymore โ€” they make the biggest difference.โ€

โญ 9. Why CapeHolidays Was Recognised as a Top 3 Pro Host

Because our approach matches exactly what Airbnb wants for the future:

  • High standards
  • Strong hospitality culture
  • Beautiful, memorable spaces
  • Professional systems
  • Emotional intelligence in guest communication
  • Cleanliness excellence
  • Dynamic revenue optimisation

And because your homes allow us to create these unforgettable experiences.

The Review Saying It All

These are the type of reviews which differentiate CapeHolidays from the rest:

Sonja said about Clan House: We had a wonderful stay at this lovely house in Simonstown. It is peacefully located, offering a beautiful and quiet atmosphere with an amazing view over the harbour. Also we enjoyed relaxing by the pool. The house is extremely well equipped. Everything you need is thoughtfully provided, especially in the kitchen, which made cooking very convenient. You can really feel how much care went into setting up the place, and we felt completely at home throughout our stay. The support from Aureol was excellent. She kept in touch with us at all times, were very responsive, and showed great flexibility. We truly enjoyed our time here, and we really hope to return to spend another holiday in this beautiful house. Highly recommended!
