Actual Lead Time To Book (LTB) Interpretation

How long in advance (LTB) your Airbnb reserves is an excellent indication of how well your property is perceived by guest. They more scarce they judge it, the more differentiators you have the more they “buy” with emotion in stead of logic. Last minute reservations are mostly associated with Airbnbs who tend to be cookie-cutters – the norm. And these always compete on rates (logic  instead of emotion).

This is a super last-minute reservation.

The lead time to book is way to short. This is a problem if it occurs regularly. It means that either; features are limited (the property has become a cookie-cutter with limited to now differentiation and guests are filtering you out) or the rates were too high. There is just too much competition and guests are getting a better deal elsewhere. Guests are using logic instead of emotion. Note: Last minute guests are never ideal.

We are now moving into average territory. Not good, not bad just okay. Check that the LTB does not decrease. We want the LTB to increase and we can only do that through differentiation and reducing rates. Obviously reduced rates are the last resort.

It is in the ball-park to good. And if it continues to get reservations this far in advance this Airbnb is in a good place. If you can differentiate more guest will reserve it further in advance and this will mean higher rates and income. And better guests – as guests who plan in advance tend to be better than most last minute guests.

This is an excellent advanced-future-reservation.

This means guests think it’s scarce and wanted it. If this occurs regularly it means your Airbnb is in high demand. It can obviously be better. The way to do it is by being more competitive with rates but why not rather ensure you have as many differentiators in place. As guests are willing to pay for scarce or unique features.

This is a well-in-advance-future reservation;

Meaning it’s a vote of confidence by the guests. They are willing to pay because it is scarce. The rates either too low or just correct. It may even be higher. We need to adjust rates a few notches higher and maintain the trend. This is WOW territory.

This is a more than 180 days in-advance reservation.

This is a WOWer. Or the rates were too low. If the rates were fair they should increase. If they were too low they must increase. If the rates are correct it means the property has high demand features. If this continues then know your home will win. We expect the property to have most of the unique features we recommend.
