You may ask, “but why give Airbnb discounts?”

The answer is easy.

You’ll make a lot more money if you do custom Airbnb pricing discounts well.

Before we start:

Set Airbnb discounts not per period but rather for all of your open calendar, even peak times.

You’ll set your Airbnb Custom seasonal rates as per my previous video. See it here.

However, it’s critical to have a different minimum length of stays for different seasons. Next week I’ll show you how and why.

In previous videos, I used an example using a conservative 35% occupancy, a rate of 750 per day and to exceed 95 813 annually.

Today we will look at how to set and calculate reasonable discounts.

Discounts that will increase your income and obviously reduce change over fees.

Obviously?

Yes. The longer they stay, the less money and time is spent on changeovers.

I’ll be using 30.4 average days per month, and set discounts for 28 nights, 21, 14, 7 and 4 days.

You should choose the options for your situation.

Again you cannot do this in isolation as you need to set seasonal minimum length of stays (Trip Lenght). See the video next week.

The one shows the main figures driving our example, Airbnb listing.

And the second one is how you estimate the income per month for various discounts.
